Home Staging – One Leg of a Three Legged Stool to Successfully Sell Your Home
August 30th, 2010 by stool No comments »Successfully selling a home is like a three-legged stool. The stool needs all three legs to keep from falling down.
A home for sale needs three very important things or it won’t sell.
1. The 1st leg is that it must be priced right relative to the location, the market it’s in and the condition of the home. A real estate agent or appraiser can help price the home correctly.
2. The 2nd leg is it must have outstanding “outside” marketing by the homeowner and/or the real estate agent. That includes things like beautiful photos (over 80%* of home buyers start their search online), an enticing but not untruthful description in all materials, several open houses, engaging a real estate agent with a good reputation for quick closings at the asking price, among other things.
3. The 3rd leg is it must have outstanding “inside” marketing and positioning of the home, a.k.a. staging or showcasing. Staging can be as simple and inexpensive as removing clutter and personal items, freshening up through painting and cleaning, updating lighting and plumbing fixtures, etc., to the more involved such as furnishing and accessorizing a vacant home so that when a buyer walks in they fall in love and aspire to the lifestyle the home portrays.
All three are the keys to selling a home and one of these alone cannot sell a home.
- If the home owner insists on a price that’s unrealistically high, all of the marketing and promotion in the world by the real estate agent won’t help.
- If the price is realistic and the real estate agent is promoting the property, it still may not sell because prospective buyers can’t see beyond the clutter or the empty rooms and envision their furniture being there and themselves living there.
- If the apartment is staged and looks wonderful, but the price is too high and the real estate agent isn’t doing his or her job marketing the property, it won’t sell.
